Tenants negotiate a handful of leases in a career; landlords negotiate them every week. Tenant representation closes that gap. CIRE Partners works exclusively for the tenant — finding sites that fit the business, then negotiating the lease so the economics still work in year five.

CIRE Partners represents national and regional tenants including Wendy's, Taco Bell, KFC, Del Taco, Anaheim Feed & Pet Supply (two units), Yucatán Mexican Food, and Better Buzz Coffee, plus many others across California — from nationally-branded QSR to independent regional operators.

Since 2010 the firm has closed 186 leases covering roughly 1.4 million square feet across 9 states, 168 of them retail. That volume is concentrated in California, which means we have usually sat across the table from your prospective landlord before.

Site searchAvailable listings plus direct outreach to owners of sites that are not on the market, including second-generation space where an existing build-out reduces your capital outlay.
Site comparisonEach candidate is evaluated on total occupancy cost — base rent, CAM, taxes, insurance, and percentage rent — against traffic counts, co-tenancy, access, and visibility.
Lease negotiationWe negotiate the terms that matter after opening day — escalation caps, CAM caps and exclusions, exclusive use, co-tenancy protection, assignment and subletting rights, renewal options, and early termination.
Build-out and openingWork letter, delivery condition, permitting timeline, and rent commencement tied to opening rather than delivery wherever we can get it.

What You Get

A short list of sites that clear your occupancy-cost threshold, a side-by-side comparison of total cost rather than base rent alone, and a lease negotiated by someone whose only client in the transaction is you. Existing locations get the same treatment at renewal, which is where most of the recoverable value sits.
